Through close collaboration to maximize tight spaces, we refine your dedicated exterior entry, built-in kitchen amenities, and acoustics/privacy buffers, delivering a full concept package including the Site Plan, Floor Plan, and Interior Elevations.
Technical Drafting
An advanced building code compliance process for interior structural modifications. As our professional team drafts complete construction documents incorporating firewall barriers, egress compliance, and streamlined utility tie-ins, you will receive the full construction package (Structural Plans, Structural Calculations, Electrical Plan, and Title 24 report), as well as authorized professional engineering stamps.
Plan Permit Processing
A comprehensive municipal liaison and agency coordination service. By managing the formal submittal to the building department and ensuring full impact fee waivers where applicable under state law, we directly clear all plan checker corrections until your building permit is officially issued.
How does the Junior ADU Design process work?
Phase 1
Development Potential Analysis – Upon completing the interior conversion feasibility analysis, you will receive the formal zoning audit findings and a preliminary layout concept, as well as a $450 professional fee invoice.
Phase 2
As-Built Survey – Upon completing the on-site digital measurements of the conversion zone, you will receive the verified existing Floor Plan, as well as the formal design contract and corresponding phase invoice.
Phase 3
ADU Designs – Upon completing the custom space layout coordination, you will receive the full core architectural design set (Site Plan, Floor Plan, and Exterior/Interior Layouts), as well as a formal scheme sign-off sheet.
Phase 4
Technical Drafting – Upon completing the interior engineering compliance calculations, you will receive the full construction package (Structural Plans, Structural Calculations, Electrical Plan, and Title 24 report), as well as authorized professional engineering stamps.
Phase 5
Plan Permit Processing – Upon clearing all regulatory municipal plan reviews, you will receive the final city-approved blueprint package, as well as your legally authorized building permit (Permit).
