What’s included in our Custom Home design services?
Development Potential Analysis
A formal feasibility and comprehensive zoning audit. It clarifies local Floor Area Ratio (FAR), maximum allowable heights, exact boundary setbacks, and environmental or hillside overlays for your parcel, complete with a preliminary proposed site plan.
As-Built Drawings
A high-precision digital survey of your vacant lot or existing tear-down foundation. Through comprehensive field measurements of property lines, easement configurations, and topographic grading variations, you will receive the verified baseline site plan required for foundation engineering.
Architectural Design
A customized architectural concept and luxury space planning service. Through close collaboration to refine tailored interior layouts, optimal solar/wind orientation, view maximization, and distinct aesthetic features, you will receive a full programmatic set including the Site Plan, Floor Plans, Roof Plan, and Exterior Elevations.
Technical Drafting & Engineering
An advanced multi-disciplinary engineering and code compliance process. As our team translates architectural concepts into rigorous construction documents, you will receive the full construction package (Structural Plans, Structural Calculations, Mechanical/Electrical/Plumbing Plans, and Title 24 reports), all backed by authorized professional engineering (PE/SE) stamps.
Plan Permit Processing
A comprehensive municipal liaison and agency coordination service across building, planning, fire, and health departments. By managing the formal submittal and clearing all plan checker corrections directly, you will receive the final city-approved blueprint package, as well as your legally authorized building permit (Permit).
