What’s included in our Home Alteration & Remodeling design services?

Zoning & Layout Feasibility Assessment

A formal building code and safety evaluation for interior structural modifications. It analyzes existing wall load capacities, egress safeties, and natural ventilation metrics to deliver a preliminary proposed schematic layout plan.

As-Built Drawings

A high-precision digital survey of your existing property’s remodel zone. Through exact field measurements of framing dimensions, existing partition locations, and rough-in plumbing utilities, you will receive the verified baseline floor plan necessary for exact engineering.

Architectural Layout Design

A customized space re-planning service engineered for modern spatial flow. We refine integrated living configurations, natural sightlines, and interior elevations to ensure the altered spaces merge seamlessly with the un-renovated property, delivering a full concept package.

Technical Drafting & Structural Tying

An advanced building code compliance process for wall removals and framing modifications. Our team drafts complete construction documents for structural headers, post supports, and electrical rerouting—all backed by authorized professional engineering stamps.

Plan Permit Processing

A comprehensive municipal liaison and agency coordination service across local building departments. By managing the formal submittal and directly clearing plan checker corrections regarding building codes and historical home adaptations, we secure your final approved blueprint package and building permit.

How does the Home Alteration & Remodeling Design process work?

Phase 1

Feasibility & Layout Analysis – Upon completing code and spatial analysis, you will receive formal design direction and a preliminary schematic layout plan, delivered with the phase invoice.

Phase 2

As-Built Survey – Upon completing on-site digital measurements of the renovation zone, you will receive the verified existing Floor Plan, delivered with the formal design contract and phase invoice.

Phase 3

Architectural Layout Design – Upon completing custom layout and aesthetic coordination, you will receive the full core architectural design set (Floor Plans, Elevations, and flow-charts), delivered with a formal scheme sign-off sheet.

Phase 4

Technical Drafting & Structural Tying – Upon completing multi-disciplinary structural alterations and MEP calculations, you will receive the full construction package (Structural, Framing, and Electrical Plans), backed by authorized professional engineering stamps.

Phase 5

Plan Permit Processing – Upon clearing all regulatory municipal plan reviews, you will receive the final city-approved blueprint package, as well as your legally authorized building permit (Permit).
