What’s included in our DPA services?

Allowed Uses Analysis

A formal zoning audit referencing the latest California HCD Guidelines to determine the legal construction boundaries for primary homes, ADUs/JADUs, or conversions, delivering a definitive allowed uses checklist.

Size & Massing Controls

Precise geometric calculations mapping property setbacks, maximum lot coverage, and height limits to deliver a clear massing whitepaper showing exactly how big your structure can be.

Housing Pathways & Fee Optimization

A strategic evaluation of ADU vs. SB 9 roadmaps that leverages statutory exemptions under Gov. Code § 66311.5 (e.g., impact fee waivers under 750 sq. ft.) to secure your most cost-effective development pathway.

Proposed Site Plan

A preliminary architectural plot plan translating complex code restrictions into a clear visual layout, serving as the definitive design foundation for your project footprint.

How does the DPA process work?

Phase 1

Scope Alignment (30-Min Consultation) – A 30-minute brief alignment to review your build goals, budget targets, and property specs, locking in the precise parameters of your land audit.

Phase 2

Activation (Invoice) – We issue a formal DPA service order along with a fixed $450 phase invoice. Research begins immediately upon payment.

Phase 3

Zoning Audit (Code Research) – Our team extracts parcel standards directly from municipal planning databases, calculating exact rules for uses, size, and local fee exemptions.

Phase 4

Reporting (Drafting & Compiling) – We visualize the data by drafting your custom Proposed Site Plan and compiling findings into an actionable Development Potential Analysis Report.

Phase 5

Handover (Final Review) – A closing 30-minute brief session to walk you through your optimal cost-saving pathway, handing over the full report and site plan files.

Note: The $450 fee is 100% credited toward your full architectural design contract if you proceed.
