What’s included in our Home Repair & Restoration design services?

Distress & Code Feasibility Assessment

A formal code and safety evaluation for compromised or unpermitted properties. It analyzes foundation settlement, failing roof trusses, and city code enforcement frameworks to deliver a preliminary proposed repair layout plan.

As-Built & Damage Mapping Survey

A high-precision digital survey of your property’s distressed zones. Through exact field measurements of foundation cracks, framing slopes, and structural settling, you will receive the verified baseline floor plan required for foundation engineering.

Architectural Restoration Design

A targeted space planning and structural tie-in concept service. We refine unified component integration and layout restoration to ensure repaired zones merge seamlessly with the uncompromised property, delivering your core blueprint set (Floor Plans and necessary Elevations).

Technical Drafting & Structural Re-Engineering

An advanced code compliance process for structural stabilization. Our team drafts comprehensive construction documents for foundation underpinning, joist/rafter replacements, and electrical rerouting—all backed by authorized professional engineering stamps (Stamp) to guide your contractor seamlessly.

Plan Permit Processing

A comprehensive municipal liaison and agency coordination service across building and code enforcement departments. We manage the formal submittal and clear all plan checker corrections regarding building safeties until your legal repair permit (Permit) is officially issued.

How does the Home Repair & Restoration Design process work?

Phase 1

Feasibility & Distress Analysis – Upon completing code and engineering analysis, you will receive formal repair direction and a preliminary schematic repair layout plan, delivered with a $450 phase invoice.

Phase 2

As-Built Survey – Upon completing on-site digital measurements of the distressed zones, you will receive the verified existing Floor Plan, delivered with the formal design contract and phase invoice.

Phase 3

Architectural Restoration Design – Upon completing repair layouts and connection coordination, you will receive the full core architectural design set (Floor Plans and necessary Elevations), delivered with a formal scheme sign-off sheet.

Phase 4

Technical Drafting & Engineering – Upon completing multi-disciplinary structural reinforcements and MEP calculations, you will receive the full construction package (Structural, Electrical, and Title 24 reports), backed by authorized professional engineering stamps.

Phase 5

Plan Permit Processing – Upon clearing all regulatory municipal plan reviews, you will receive the final city-approved blueprint package, as well as your legally authorized building permit (Permit).
