What’s included in our Home Addition design services?
Development Potential Analysis
A formal feasibility and regulation audit tailored for existing structures. It verifies your parcel's residual Floor Area Ratio (FAR), allowable lot coverage, and strict setback boundaries to deliver a preliminary proposed site plan.
As-Built Drawings
A high-precision digital survey of your existing property and connection interfaces. Through exact field measurements of load-bearing configurations, existing roof pitches, and utility locations, you will receive the verified baseline floor plan required for seamless structural tying.
Architectural Design
A customized space planning service optimized for residential integration. Through close collaboration to refine unified interior flow, luxury layout extensions, and architectural elevations that match your existing home, you will receive a full programmatic set including the Site Plan, Floor Plans, Roof Plan, and Exterior Elevations.
Technical Drafting & Engineering
An advanced technical engineering process for new-to-existing architectural framing. As our team translates integrated concepts into rigorous construction documents for foundation tying and seismic structural continuity, you will receive the full construction package (Structural Plans, Structural Calculations, Electrical Plan, and Title 24 reports), backed by authorized professional engineering stamps.
Plan Permit Processing
A comprehensive municipal liaison and agency coordination service across building and planning departments. By directly managing the formal submittal and clearing all plan checker corrections regarding building codes and fire safety, you will receive the final city-approved blueprint package, as well as your legally authorized building permit (Permit).
